Mold remediation — Lynnwood, WA
Mould is a symptom of water. Remove it without finding what is feeding it and it returns to the same spot, usually within months.

Every remediation starts here, because the answer decides whether the work holds.
Is it near a plumbing run? Under a sink, behind a shower wall, on a ceiling below a bathroom. A slow supply or drain leak feeds mould steadily and invisibly, and the growth inside the cavity is usually larger than the visible patch suggests.
Is it on an exterior wall, or in a corner? That points to condensation rather than a leak — a cold surface, warm moist air, and not enough insulation or ventilation between them. Common on north-facing walls and in closets against an outside wall.
Is it in the crawl space, or on a subfloor? Ground moisture, a failed vapour barrier, or standing water underneath. This is the most common pattern in older Lynnwood housing.
Did it follow a known water event? A burst pipe, a flood, a roof leak that was repaired but never properly dried. Mould appearing weeks after a resolved leak means the drying was incomplete.
Is it seasonal? Appearing October through March and fading in summer points to humidity and ventilation rather than a single source.
Contain, remove, fix the source
Containment first. The area is sealed and put under negative pressure so spores do not travel while material is disturbed. This is the step DIY attempts skip, and it is why DIY mould removal often spreads the problem rather than solving it.
Removal. Porous materials with growth through them come out. Non-porous surfaces are cleaned. HEPA filtration runs throughout.
Then the moisture source gets addressed — the repair, the drainage, the ventilation, whatever the assessment identified. Without this step everything before it is temporary.
Then drying, then verification.
Wet season, older houses
The wet season runs October through March, and in that stretch there is often not enough of a gap between one spell of rain and the next for a damp space to dry out. Much of Lynnwood's housing dates from the 1940s through the 1990s, built to the insulation and ventilation standards of the time, which in this climate means surfaces that stay cold and air that stays damp for months together.
Common questions
About the mould
- How quickly does mould grow after water damage?
- It can establish within 24 to 48 hours in this climate. That is why drying after any water event needs to start immediately rather than waiting on an insurer.
- Is a small patch worth calling about?
- The visible patch is often the smallest part. Growth inside a wall cavity or under flooring can be considerably larger than what shows.
- I can smell it but cannot see it. Is that a thing?
- Yes, and it is common. A musty smell with no visible source usually means growth in a cavity, a crawl space or under flooring.
- Do I need testing?
- Not always. Where mould is visible and the source is identifiable, testing adds cost without changing the work. It is useful for confirming clearance afterwards, for occupant health concerns, or in a dispute.
About the work
- Can I remove it myself?
- Small surface growth on a hard, non-porous surface, yes. Anything in drywall, insulation, carpet or subfloor, or anything beyond a small patch, no. Disturbing it without containment spreads spores through the house.
- Will it come back?
- Not if the moisture source is fixed. That is the whole distinction between remediation and cleaning.
- Does insurance cover mould?
- It depends on the cause. Mould resulting from a sudden covered event is often included; mould from a long-term leak or from humidity is usually excluded. Policies frequently cap mould cover separately.
Found mould, or smell something?
Finding the moisture source is the part that matters, and that is where it starts.
